Property Meth Testing

Clean-up of meth residue can cost thousands of dollars and may exceed your insurance excess or not be covered at all. Don’t be stuck fixing an unknown problem. Get it tested.

Purpose

The manufacture and use of methamphetamines within the home releases and vaporises a cocktail of toxic chemicals. These chemicals settle on walls, ceilings, carpets and appliances, available to be absorbed through the skin or through hand-mouth contact.

“Case studies … consistently reported respiratory issues and behavioural changes, particularly in children. Other effects commonly reported include skin rashes, sore and watering eyes, sleep disturbance, headaches and dizziness.” – enHealth Guidance on: Clandestine Drug Laboratories and Public Health Risks (2017)

Similar to building and pest inspections, buyers avoid purchasing properties with existing contamination issues. Conversely, proof of non-contamination can be a point of difference for the seller to surrounding properties.

In rental agreements, landlords are responsible for ensuring a property is safely habitable, and their insurance may exclude claims relating to contamination or ‘operating a business’. Additionally, agents’ professional indemnity insurance commonly excludes chemical contamination or ‘pollution’ and does not protect from legal action for negligence.

Protect yourself, your family, your investment and your business with meth testing.

Why should I test?

  • Pre-purchase testing ensures you are not purchasing an existing issue, like a building and pest inspection
  • Results of pre-sale testing can be a sales advantage and point of difference to surrounding properties
  • Regular testing of rental properties ensures early detection and reduces remediation cost. Tenants may be deterred from using or producing methamphetamines on your property, and can be evicted before meth contamination increases further
  • Landlords are responsible for ensuring a property is safely habitable. Leasing a contaminated property could result in legal action from tenants
  • Testing of rental properties between tenants demonstrates your responsibility towards providing a property that is safely habitable
